The Real Estate (Regulation and Development) Act, 2016 requires most residential projects to be registered with the state’s real estate regulatory authority before they are advertised or sold. In Uttar Pradesh, that is UP-RERA.
What registration gives you
- Public disclosure of the promoter, approvals, plans and completion date.
- A designated account for project collections.
- Quarterly progress updates from the promoter.
- A complaint mechanism through the authority.
How to check a project
- Note the RERA number shown on the project page or advertisement.
- Search it on up-rera.in.
- Compare the promoter name, project name, phase and completion date with what you are told.
Real estate agents must also register with RERA. Ask your advisor for their agent registration number.
