How to Evaluate a Builder Project

1 min read · November 4, 2026

A brochure shows a project at its best. Evaluating it means checking four things independently.

1. The developer

Look at completed projects: were they delivered close to the promised date, and do residents report quality issues? Visit one if you can.

2. The approvals

Confirm the UP-RERA registration, the approved layout and building plans, and the land’s title. The RERA page lists the promoter, the plan and the committed date.

3. The product

Compare carpet areas, floor efficiency, homes per floor, lift count, parking and the actual specification list. Ask which amenities are in the first phase.

4. The paperwork

Read the allotment letter and builder-buyer agreement before paying beyond the booking amount. Check the payment plan, possession clauses and penalty terms for delay on both sides.
